Huge financial losses
Date: Jan 17 2025SummaryAs a business owner myself, I just couldn't imagine failing a client so miserably and then trying to charge them extra and being ok with that, and THEN, telling them that sharing financial data is standard procedure. But I guess everyone has the right to run their business however they feel is best.
Some of their staff that I worked with actually managing my houses and doing the day to day work were fantastic. However, very regularly I would write to them with a question and get a response back saying "I'm sorry, XYZ no longer works at AvantStay, I will be your new contact". Heavy staff turnover says a lot too.
Hiring AvantStay was one of the worst decisions I ever made.PositiveGood onboarding experience.

I signed on with them to manage two of my properties in vacation markets.
They claim that they have really high occupancy rates but they do that by offering up properties for really low rates and undercutting the neighborhood. There were nights that my 3 bedroom mountain cabin was netting me $85 per night. My neighbor who has an identical home built by the same builder was commonly getting 2 - 2.5X the rental rates that I was. AvantStay always had an excuse of why that was.
My 5 bedroom property that was one block off the beach in florida had literally zero bookings in the month of December 2024. People I know that owned similar sized houses around me were regularly getting 1.75-2.25X what my house was renting for.
Using AvantStay for a rental management company caused me to LOSE an average of $6711 per month as they were not able to provide enough rental income to pay the mortgages or operating expenses on the two vacation market houses. Thankfully I was able to sell both houses and stop the bleeding.
During the sale process I found out than one of my houses had a baseball sized whole in the roof and the other had two AC units that were not functioning along with mold that had to be remediated. Their property managers did not catch these issues.
For my mountain cabin, it earned me about 43% of what they told me they could get me. My Florida house also earned 43% of what they had told me. If I had known the numbers they quoted me were total garbage, I could have sold my houses much earlier and saved about $80K in losses. Even after the huge financial losses that I took while under their care, when I sold my houses to stop the bleeding, they then told me they were charging me an early termination fee. It was part of the contract so they had every right to do that. They were sure to cover their bases by showing me snippets of the contract because for AvantStay, it seems like their contracts are more important than decency. One thing NOT in their contracts is their performance numbers. Even when they miss their targets by 57%, you as an owner have zero recourse.
Getting charged a termination fee after that was like kicked in the side after already having a gaping wound.
They told me that they would be waive the termination fee if the new buyer signed with them and continued the contract. Then, get this...they SEND the buyer, all my personal financial data by giving them login access to my records. The new buyer had access to all my reservations, all my statements, etc. from since I had started with AvantStay. The new owner called me and told me that after looking through the financial data, there was no way he would sign with them due to their TERRIBLE performance. I just can't believe that this company would provide all of my personal financial info to a 3rd party without consent. Is that even legal? Well I called to complain and their response was that this is their standard operating procedure and they would not have shared my private financial information if I had instructed them otherwise.

PositiveThey paid on time… that’s about the only good thing. Really, nothing other good to say about them... stay away.
NegativeAvantStay takes terrible care of your property - do NOT rent to them. I just got my property back after leasing to AvantStay for 4 years…the damage is WAY beyond 4 years “wear & tear”. Find some one else!
