    Final Score: 1.5/5 The website template and built-in Stripe are nice, but everything else feels unfinished. Save yourself the headache — look at more established options until OpenUnit catches up to its promises.

    Positive

    I own a 200+ unit facility and switched to OpenUnit after a great demo with the owner, Taylor. The “Shopify for storage” pitch, free-for-owners model, and quick website sounded perfect. We gave it a full year. Unfortunately, it didn’t deliver.
    The website template and built-in Stripe are nice, but everything else feels unfinished.

    Negative

    Main Issues We Ran Into
    • Promised “game-changing” reports never arrived — still super basic after 12 months
    • Auto-pay declined cards require manual re-runs every month (no bulk retry)
    • No multi-location or head-office reporting
    • Support takes 2–4 days for even simple things like transfer a person to different unit (30 seconds to do on SiteLink)
    • Delinquency list is full of $0 “ghost” balances; reconciliation is a mess
    • Reports can’t be sorted, filtered, or exported properly
    • Mobile phone integration doesn’t show caller ID so if you miss the call, you can’t call them back
    • Stripe payouts took 14–15 days at first (not the advertised 4)
    • Website is fast to launch but zero real SEO/PPC help despite ads claiming it
    • Owner went from charming to dismissive when we raised problems
    My bookkeeper literally laughed at their “simplified reporting” claim.

    The Worst Part After we canceled and switched, they’re still using our facility name and logo on their site despite REPEATED requests to remove it. Our lawyers are now taking action.
