What is build.works?

Employing Building Information Modeling (BIM) in the planning and execution of production enhances efficiency and optimizes workflows in offsite construction remarkably. By deriving quantity takeoffs from BIM models, you can effectively devise and carry out your project strategies. Furthermore, it enables the formulation of a Bill of Materials (BOM) for prefabricated components and modules. The management of BIM metadata promotes the automation of business processes, making them more efficient. It is vital to recognize any changes in the BIM design, which could involve adding or removing elements and adjusting the metadata accordingly. Effectively communicating these change orders to your procurement, production, or onsite construction teams is essential for sustaining workflow consistency. To ensure the successful implementation of changes, you should develop a change order and plan its associated timeline and budget carefully. By assigning products and services to distinct elements within the quantity takeoff, you create a thorough specification that aids in project clarity. Additionally, assessing the resources required for project completion—such as materials, labor, equipment, and services—is critical. Thorough planning of both offsite and onsite operations is indispensable for the fruitful execution of the project, and ongoing communication will significantly improve overall project results. This continuous coordination not only helps in addressing potential challenges but also fosters a collaborative environment among all stakeholders involved.

What is Change Order Pad?

Change Order Pad is a user-friendly, online resource aimed at remodelers, handymen, and small trade contractors, allowing them to generate change-order forms for free. Users can add specific details about the changes, such as justifications, priced line items, and any potential scheduling impacts, while the tool automatically computes the total change amount and revises the overall contract total. After finalizing the form, it can be printed or saved as a PDF for client approval. Furthermore, a blank change-order log in CSV format is available for users to manage job extras using software like Excel, Numbers, or Google Sheets. This browser-based tool operates without requiring user accounts and guarantees that no data input is uploaded or stored, functioning primarily as a general template and not as a substitute for legal advice. Future enhancements include the development of a signing-link web application that will allow contractors to dispatch change orders through text or email for seamless signing on mobile devices, featuring signed PDFs and updated job totals, although this paid feature is still forthcoming. Overall, this innovative tool is designed to simplify the change-order process for professionals in the contracting field while providing additional functionalities in the near future.
