What is OpenBlue Workplace?
OpenBlue Workplace, formerly FMS, is a modular integrated workplace management system designed to centralize the management of facilities, real estate, space, assets, maintenance, sustainability, and workplace operations. Developed by FM, now part of Johnson Controls, the platform is built to adapt as an organization's portfolio, operating processes, and workplace requirements change. Space management capabilities give facility and real estate teams visibility into occupancy, assignments, workspaces, and utilization while supporting bidirectional connections with AutoCAD drawings and Revit models. Strategic scenario planning lets users model expansions, consolidations, reorganizations, floor reconfigurations, and other potential changes before implementing them. Facility maintenance functionality supports corrective and preventive maintenance, technician management, employee service requests, configurable workflows, notifications, floor-plan visualization, and SLA reporting. Asset management maintains records for furniture, equipment, warranties, condition, ownership, depreciation, vendors, and physical locations across the portfolio. Real estate management centralizes lease agreements and provides visibility into expiration dates, rental costs, occupancy, portfolio performance, and opportunities to consolidate or repurpose underused properties. Sustainability and energy management tools track metrics such as energy consumption, water use, greenhouse gas emissions, recycling, and waste while supporting financial analysis of sustainability projects and building certifications. Move management automates individual and organizational relocations, while project management tracks estimates, approvals, vendors, budgets, milestones, schedules, and project closeout. Workplace analytics provides multidimensional reporting on measures such as average and peak utilization, employee attendance, departmental utilization, costs, and savings.
