My overall experience with Rent Manager has been extremely positive. It has streamlined our property‑management processes, improved tenant communication, and helped our team stay organized. The maintenance module, accounting tools, and reporting capabilities have significantly reduced manual work. Updates are consistent, customer support is responsive, and the system continues to evolve in a helpful direction. It has become a core part of our daily operations.

The system brings leasing, maintenance, accounting, reporting, and tenant communication into one easy‑to‑use platform. The search tools, workflows, and automation options save a tremendous amount of time. I also appreciate how smoothly it integrates with third‑party tools and how powerful the reporting features are.

There is a learning curve because the system offers so many features, but once you understand the layout, it becomes very intuitive. Any initial complexity is outweighed by how much the software can do.

Very satisfied and think that having software that does so much on the back end will give us the edge we need to focus on the actual company.

Rent Manager is highly customizable and is a perfect match for my company's operating style and structure.

I was initially optimistic about the RMvoip system, but think that it's lacking in the customization that makes the rest of the software so great.

Everything went well, person was very polite and helpful. IT person also went into my computer to double check to make sure everything was correct, which it was. Resident received email and followed instructions, but it will not let him set up an account for online payments.

user friendly & I can always call support if I get stuck. Rent manager university was a huge help to me coming from QuickBooks. I did quite a few tutorials.

The Software is great; it gets the job done, and customer support makes it easy to work with if questions come up.

Great customer support, they are willing to help with anything and are super joyful to speak to. As well as the reporting is top-notch

The UI is a little difficult to navigate as there is a lot of options that can clutter the screen, and some options are hidden behind pop-up buttons that are not labelled for what they are for which is confusing

I also appreciate the flexibility of having both RM12 and Express interfaces within the same platform, allowing users to choose the layout that works best for them without changing workflows. While pricing has increased over the years—as most services have—the functionality, reliability, and long-term value of the software make it a strong and dependable solution.

With my accounting background, I prefer working with RM12 because of the detailed property-level information it provides. I also appreciate that Rent Manager offers Express for users who prefer a different interface. Having two interface options within the same system and workflow adds flexibility without sacrificing consistency.

Like most services, pricing has increased over time, which is understandable given rising costs. If I had to note a con, it would simply be that I preferred the pricing from years ago—but that’s more a reflection of how long I’ve been using the software than a true complaint about its current value.

Cons?...I would have to say would be the time difference.

Overall a great platform. We are able to do many different things with the program making everyday tasks more efficient.

Rent Manager has many integrations to help be more efficient. The support team is very knowledgeable.

RM Express is different than RM12 so has a learning curve.

What I like the most about Rent Manager is how user friendly it is. Plus, the support team is always willing to help and offer assistance whenever needed.

Overall, it is a good system, but the only way to make it easier to use is to purchase additional add-ons which can definitely add up.

Has complete property management system including accounting/expense tracking/job costing/vendor relations, etc. Customer Support team is excellent to deal with.

Has connectivity gaps in system, no free add-ons available, scripting is difficult without in-depth knowledge, would be best to have a professional IT company set up everything the way you anticipate it to run. Have to pay for additional RM University users, difficult to learn system if you are not technology friendly.

I will use Rent Manager until I physically can't anymore. Rent Manager has been a go to for our company and it we have excelled in the rental world because of it.

I like the customer service, the user friendly capabilities, and how easy it is to learn the software.

Previously some of the uses were outdated but they continue to update the software and it is just getting better.

When I have had concerns of doing something I am not sure of 1 call to tech support and BOOM they walk me thru it in simple terms. They are fantastic

There is no feature in this program I dislike every step is so user friendly and the have a great tech support staff if you run into a snafu

I honestly cannot find anything I dislike about the Rent Manager

As a new user, figuring out how to operate Rent Manager was made easy with the help of the implementation process and the workers.

Rent Manager allows user to easily set up properties, units, and administrative accounts. There is also always the option to ask for help if there is any confusion on how to operate.

I would not say that there are any cons to using or trying our Rent Manager.

All in all, Rent Manager needs a lot of areas of improvement. They have a lot of support because a lot of items are not intuitive or clear

I think the best thing about Rent Manager is Team Purple and how quick they are in responding. Also recently, they rolled out the Prospect Dashboard that has really been a game changer. They have a lot of integrations which is helpful.The one good thing about Rent Manager is the VOIP and how it syndicates the calls - incoming and outgoing.

Rent Manager is by far one of the worst CRM I have used. RM12 and RMExpress does not have the same functionality. There is always a workaround needed. Always a glitch. The user interface is better in express than in 12 but Rent Manager really needs to look at other PMS like Entrata and see what they can take from them. I think I have submitted so many feature requests. Please read the feature requests and implement those quicker.

I've found the program easy to use, and there are plenty of places that you can access areas of information for using this program.

This program has absolutely made office life easier and with less stress than doing what our company had been doing. Everything is easy to locate and use.

At this point in time by using the program I haven't had anything bad that constitutes any cons yet with the program.

Rent manager is a great program. So many options for accessing the program - desktop, web browser, and app. Keeps a lot of information all in one program to keep great records.

So many great features all in one software. Tenant files, maintenance requests, accounting, asset tracking, and so much more. There are so many integrations and they are always adding more. The tenant portal is so easy to understand and the rmresident app is fantastic.

I don't like that sometimes the webpage times out and data is lost when it refreshes.

great software program. i have been in Property Management for over 30 years and I have worked with Appfolio, Yardi and this one is by far the best as long as the management company allows you access to all features according to your title.

It it windows based so you can work from home and it is so easy to navigate and if you make a mistake easy to correct and help is always a phone call away.
